Our multi-brand portfolio includes hotels, campsites and resorts across the United Kingdom, the Netherlands, Italy, Germany, Hungary, Austria, Croatia, and Serbia. Our hotels are located mainly in major gateway cities and regional centres, predominantly in Europe’s most appealing and cosmopolitan destinations. Our operational portfolio comprises 51 properties in eight countries offering nearly 9,600 rooms. Our portfolio includes eight campsites in Croatia offering approximately 6,000 campsite pitches and mobile homes.
Acquisitions and Development Pipeline
In our strategy to drive long-term value we take a disciplined, focused approach to capital deployment. We aim to optimise the value of our existing portfolio and, where appropriate, extract value to fund new development opportunities in order to drive sustainable long-term growth. We are disciplined in selecting and progressing an investment opportunity, only targeting real estate with upside potential which fits our long-term growth strategy and above all creates strong shareholder value.
The Group’s acquisition criteria include:
- prime location;
- attractive geographies (this includes territories where the Group is not currently present);
- opportunity to create significant capital value; and
- risk adjusted accretive IRRs.
Our pipeline contains several exciting projects which will deliver future value to our stakeholders. Since 2020 we strategically advanced many projects and strengthened our future pipeline and we are pleased with the progress made.
2025 New Openings
art'otel Rome Piazza Sallustio
Marking the Group’s entry into Italy, the historic Londra & Cargill hotel in the centre of Rome closed down in July 2022 and has been transformed into the Group’s first art’otel in Italy. Following extensive redevelopment works, the hotel is now a luxurious five-star property, offering 99 rooms, an art gallery, YEZI destination restaurant and bar, leisure facilities and parking. Renowned contemporary artist Pietro Ruffo is the Signature Artist for the hotel. Ruffo, who is known for his dramatic style and collaborations with fashion houses including Valentino and Dior, has partnered closely with lead interior designer Eyal Shoan from Digital Space to create an immersive, thought-provoking art experience.
2024 New Openings
art'otel London Hoxton
The second art'otel in London had it's soft opening on 24th of April 2024. Occupying a prime location in Hoxton, this 26-storey mixed-use scheme includes a premium lifestyle art’otel with 357 rooms (including 48 suites), an art gallery, two original Banksy artwork pieces, destination restaurants, a bar, leisure facilities, Panorama London events space and 5,900m2 of office space. Signature artist D*Face takes centre stage of the hotel's concept and design.
Radisson RED Belgrade, Serbia
Radisson RED Belgrade opened its doors in February 2024 as a new upscale lifestyle 88 bedroom hotel, marking the debut of the vibrant Radisson RED brand in Southeast Europe. Located on Takovska Street near the House of the National Assembly, Radisson RED Belgrade offers a unique blend of tradition and contemporary style, following a complete renovation and rebranding of the existing hotel building.
Radisson RED Berlin Kudamm
The Radisson RED Berlin Kudamm in the heart of Berlin officially opened in September 2024 and is the second Radisson RED branded hotel to be operated by PPHE’s Croatian subsidiary Arena Hospitality Group under a long-term management agreement.
2023 New Openings
art'otel in Zagreb, Croatia
Marking the Group’s debut in the Croatian capital, art’otel Zagreb had it’s soft opening in October 2023. A former office building has been converted into a 110-room premium lifestyle art’otel. Located in the city centre, this hotel features art from the late painter and graphic designer Boris Bucan. The hotel offers a destination restaurant and bar, rooftop terrace and luxury indoor spa and pool.
2022 New Openings
art'otel London Battersea Power Station
Following a soft opening in December 2022, art’otel London Battersea Power Station was fully launched in February 2023. This hotel was the first art’otel opening in the UK and is operated by our hospitality management platform under a long-term agreement. Part of the Battersea Power Station development, this premium lifestyle hotel offers 164 rooms and suites, original art by acclaimed interior designer and artist Jaime Hayon, an art gallery and cultural programming, JOIA restaurant, bar and rooftop, infinity rooftop pool and TOZI Pizzeria & Cicchetti Bar.
Grand Hotel Brioni Pula, a Radisson Collection Hotel
Following two years of extensive redevelopment, Grand Hotel Brioni Pula, was launched in May 2022 as a Radisson Collection Hotel. The spectacularly located hotel, with direct beach access, has been transformed into a premium luxury resort, consisting of 227 rooms and suites, an infinity outdoor pool, indoor swimming pool and several restaurants and bars. The hotel has received excellent guest feedback since it opened. The hotel as won numerous awards and generates excellent guest feedback.
Our Pipeline
London
The Group also has four longer-term development projects in London. The first is a mixed-used development site near the City of London and Tower Bridge, which is set to become central London’s first Radisson RED hotel, the second landsite is adjacent to Park Plaza London Park Royal (in West London), the third is a landsite at 79–87 Westminster Bridge Road, close to the Group’s Park Plaza London Waterloo and Park Plaza London Westminster Bridge properties, and the fourth development project is the potential to create a 179-bedroom subterranean hotel at the Group’s Park Plaza London Victoria property. All four projects have planning permission or consent.
Recent Property Upgrades
Arena Franz Ferdinand Nassfeld
The hotel has recently completed a two-phased soft refurbishment programme, which included the creation of a new spa and indoor and outdoor swimming pools, further increasing its appeal to guests for summer and winter holidays.
Arena Stupice Campsite & Arena Indije Campsite
Preliminary upgrades to the core facilities at Arena Stupice and Arena Indije campsites began in late 2024, which will bring these sites in line with the recent major improvements at the Group’s other campsites. These upgrades aim to elevate the campsites from two to four stars, aligning with the Group’s strategy to provide premium camping experiences that yield higher returns. The project includes replacing all existing mobile homes with modern, spacious units, refurbishing sanitary blocks, enhancing landscaping, modernising pitches to premium standards, and improving recreational areas for children.
Budapest
The refurbishment of the public areas at our property in Budapest is now complete and preparations are being made to upgrade the bedrooms.
